I bought a condo!!
Here's my saga:
I have been renting my condo for 3 years now. I love my unit but wasn't sure if I wanted to live in this building. And I wasn't sure if I wanted to buy a bigger more "practical" unit. (I have an open-concept, 1 bedroom, 2-story loft that most of you will see in May.)
A few months ago I finally decided that I love my building and I love the layout of my unit so there's no reason not to buy one. But unfortunately, none have been up for sale in the last 6 months. After waiting and waitin, I figured I should just give an offer to my landlord to buy his. It needs renovations badly so I was a bit nervous about that. Especially since my kitties would not be too happy about that. And I have always dreamed of owning a condo on the penthouse floor so I was a little hesitant about buying this place and then finding out the penthouse was up for sale.
One drunken night with my friends I thought of an idea. I decided to put a note on the door of the sub-penthouse and penthouse units like mine asking them if they wanted to sell. A few weeks went by and no calls came in. So I went ahead and put in an offer to my landlord. A couple of weeks later I spoke to him and he flat out turned me down. Fine, I thought, it was going to be a hassle anyway. But I was stressed because now I had to start thinking about what kind of unit I wanted to buy. Then my landlord turned into the biggest asshole and started demanding that I sign a 1 year lease or he wanted me out. Which is totally against the law, by the way. Technically, I am allowed to stay month-to-month. For the last few weeks I have been stressed out because I figured he's going to try something sneaky on me like hiking my rent or finding some lame excuse to have me evicted.
Then on Tuesday everything changed. I got a message from the people in the penthouse. They got my note and were wondering if I'm still interested in buying their unit.
I went to see it tonight and they informed that they already had people asking about buying it even though it hadnât been listed yet. So I boldly told them Iâd pay their asking price (which was right around what I thought it was worth anyway). And since Iâm renting, I could give them a firm offer with no conditions and my moving date would be completely flexible. Fifteen minutes after I left their place they called me back and said theyâd take it. I am meeting with their agent tomorrow morning to sign the offer and hand over a deposit. Woohoo!!! I get the penthouse condo downtown like Iâve always wanted!! Looks like Iâm moving end of July. Now I just have to decide how much notice to give my landlord. If any at all! :D

I signed the papers today, then sent them to my lawyer for a quick peak. Everything looks in order. And my mortgage dude is getting my papers ready. Lucky me, the mortgage rates are dropping by the minute!!
This went almost -too- smoothly.

Congrats Sapphyre. I've been watching mortgage rates myself as Scotia Bank has a deal where you renew your mortgage for a year, and at any time in that year can get 1.25% off the posted 5 year rate without having to negotiate.
The Canada prime interest rate just dropped 0.5% this week, and they are planning a 0.25% drop in June. The banks haven't adjusted to this weeks drop yet, so if you can sign something short term and go longer term in the summer that may be a good bet.
